RENTAL CRITERIA
Identification: Applicants must present a valid photo ID, have a valid social security card (or other valid form of ID)
Income Requirements: Application approvals or denials are not based solely on an income to monthly rental rate ratio. Your rental score results from mathematical analysis of information found in your credit report, application, and previous rental history. Criteria for renting is to provide proof of income that amounts to 2.5 times the base rent or more.
Credit History: All prospective residents eighteen years of age or older residing in the apartment must submit an application. If the applicant finds a discrepancy with the credit finding, he or she is responsible for contacting the credit bureau. If the discrepancy is removed, the applicant may pay an additional application fee and re-apply for the apartment. Modifications on a credit report may take up to 30 days to be recorded. An increased deposit may be required for limited credit or applications approved with conditions. At least 1 applicant must have a credit score of above 740 to have their application approved with the lowest security deposit being offered. A credit score of 730-739 will have a conditional approval with an $895 security deposit, and a credit score of 720-729 will have a conditional deposit equal to one month's rent.
Rental History: A rental history screening will be conducted for all applicants examining prior evictions, judgements, and outstanding unpaid rental balances with current or prior landlords to the extent permissible under California law.
Bankruptcy: Applicant must provide proof of discharge to debtor paperwork regarding bankruptcy. Applicant(s) showing negative credit after discharge of bankruptcy will be declined.

CURRENT RENTAL RATES: All rates are subject to change
Deposits: $500 Deposit (O.A.C.) Pet Deposit is $500
Garage Deposit (if applicable): $50.00, plus an additional $120 rent per month
Utilities: Residents are responsible for all utilities including water, sewer, and trash
Application Fee: $20 for 1 applicant, $40 Max (2 to 5 total applicants). Fee is non-refundable
